ARE WE PREPARED FOR SHOWING OUR PROPERTY

1. Look at lawn & landscaping-think curb appeal. Can I improve first impressions of exterior by planting flowers or removing shrubbery?

2. Does house need painting inside or out? Paint in neutral colors. Touch-up painting in entry hall will give buyers a good feeling?

3. Are all the screens on & repaired? Do the windows work well? Is the front storm door free of dust? Are windows clean and bright?

4. Does the carpet need cleaning? How about replacing?

5. Are pets under control at all times & kept away when home is shown?

6. Are all appliances in good working order?

7. If possible, can I (the seller) be gone while home is shown?

8. What is the first impression of the in side? Can I improve it? Can I remove excess furniture to create an illusion of space?

9. Be aware of odors-buyers are! Have pleasant fragrance such as apple pic/vanilla potpourri simmering or 2 drops vanilla into warm oven.

10. Make closets as empty as possible. Rent a storage unit if needed and allow clothes to hang loosely and neatly arranged.

11. Store unnecessary items usually kept on kitchen & bath countertops

12. Do any cabinets need to be touched up or refinished?

13. Make garage and storage areas as clean and neat as possible.

14. Give your agent a list of things that you like about the house.

15. Remove items that are ornate that the buyer may want as part of the house (example-special chandelier or ceiling fans).

16. Are price & terms offered appealing to most of the buying public?

17. Be aware of the other houses similar to yours that are also being offered for sale. Perhaps request them to be shown to you.

18. Keep walkway and stairs free from clutter. Fix loose doorknobs, leaky faucets, and stuck drawers.

19. Turn on all lights & open drapes/blinds before showing. Use high wattage bulbs that will illuminate. Keep lights in working order.

20. Have room at a comfortable temperature.

21. Check & recheck bathrooms! Bright, clean bathrooms sell a house.

22. Have I asked my Realtor for his/her suggestions?
